What does ECOS Management do for my property?
We provide full-service short-term rental management, including:
- Listing creation & optimization
- Pricing strategy & calendar management
- Guest communication (24/7)
- Turnover coordination (cleaning & inspections)
- Maintenance coordination
- Lawn care & exterior upkeep (additional cost)
- Ongoing performance monitoring
Our goal is simple: maximize your revenue while keeping your property in top-tier condition.
What fees will I incur?
- $150 initial setup fee
- Setting up the property on Airbnb, VRBO, Hostaway, Appfolio (owner payout), professional pictures.
- 25% commission per booking
- This is calculated from the total booking revenue and covers our full-service management, marketing, and guest handling. We get paid when you get paid.
Where will my property be listed?
Your property will be marketed across top booking platforms, including:
- Airbnb
- VRBO
- Hostaway Direct Booking Engine (ECOS Website)
- More to come!
We also utilize Hostaway to sync calendars, automate messaging, streamline operations across all platforms, and more.
What do I need to provide as an owner?
To ensure a smooth guest experience, owners are required to provide:
Credit / Debit Card on File
When supplies need to be ordered, we will take care of it. Communication is key, we will not purchase items/supplies without owners knowing or approval. Supply orders try to be consolidated all at once to keep track of inventory.
Linens & Bedding
- At least one extra full set of linens per bed
- Pillowcases, mattress protectors, and backup linens
This allows for quick turnaround times when you have check ins and checkouts on the same days.
Toiletries & Essentials
- Starter supply of:
- Toilet paper
- Paper towels
- Trash bags
- Dish Soap
- Laundry Detergent
- Dishwasher Pods
- Mini Complementary Toiletries (shampoo, conditioner, body gel, bar of soap)
- Cleaning supplies (stay in home for renter messes)
We manage restocking, but initial setup is required.
Smart Access (reccomended)
- WiFi-enabled keypad or smart lock
- Allows seamless guest check-in/out
- Enables remote access management
Who handles lawn care and exterior maintenance?
ECOS handles all lawn maintenance including:
- Mowing, edging, and blowing
- Seasonal upkeep
- Exterior presentation for guests
- Ensure porches, outdoor furniture, building exterior, ect. are free of dust, webs, pollen, leaves.
This avoids overgrown grass, weeds, bushes, etc. To make the home more presentable and welcoming at all times. These services do come at additional costs and are based on our standard pricing.
Who handles cleaning?
We coordinate professional turnover cleanings between every guest, including:
- Full interior cleaning
- Linen changes
- Restocking essentials
- Property inspections
Cleanings are $125 and charged to guests per stay. We have local cleaners to use. Anything beyond a standard turnover clean, will be property owners responsibility. Example: Deep cleanings, depending on cleaners charges, owner will have to pay that.
What about maintenance and repairs?
We handle:
- Routine maintenance coordination
- Emergency repairs
- Vendor management (plumbers, HVAC, etc.)
We NEVER charge additional fees for the supervision of routine repairs – You are only charged for the amount on the vendor’s invoice. ECOS employs in-house maintenance techs who typically handle the majority of maintenance requests.
Who handles emergencies?
ECOS will handle all emergency and non-emergency repairs 24 hours a day, 7 days a week. We will keep you informed, but you will never receive a call in the middle of the night.
We will communicate with you for approvals on larger repairs when needed. Typically anything over $500.
Can I still use my property?
Absolutely. Owners can:
- Block off dates for personal use
- Coordinate schedules with our team
We’ll make sure your calendar stays optimized around your availability. Within Hostaway, Owners are allowed to reserve their own vacations, see booking calendars, financial, and more. Management can also block days off manually.
How do you maximize my rental income?
We:
- Use dynamic pricing strategies
- Adjust rates based on demand, seasonality, and local events
- Optimize listings with professional descriptions and photos
- Ensure fast response times to increase booking conversions
As dynamic pricing is amazing, we set minimum nightly stays to $280. The system then pulls numbers from other homes in the areas.
Holidays / Holiday Weekends:
- 3 night minimum on holiday weekends (normally 2 night minimum across the board)
- Prices are manually increased for holidays
- Prices are monitored for necessary decreases to ensure home is rented during holiday
Will I be able to track performance?
Yes. Owners receive:
- Booking summaries
- Revenue tracking
- Occupancy insights
